Access statement for Rose Cottage
This statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.
Rose Cottage is a charming detached brick built property of tremendous character. Tucked away in the
beautiful Yorkshire Wolds, it has been extended, upgraded and modernized.
It offers bright spacious accommodation for up to six guests with a blend of traditional and modern design elements.
The cottage has three bedrooms all situated on the first floor.
Pre – Arrival
Rose Cottage is located approx. 6 miles from the market town of Pocklington which offers an array of quality shops, supermarkets and restaurants.
Huggate itself offers the Wolds Inn which serves quality pub food.
Key Collection and Car Parking
The entrance to Rose Cottage is off the road (please see directions as to your entry into Huggate)
The cottage name is on a sign attached to a brick pillar on the left hand side of the entrance.
Parking is available for up to 3 cars on a stone flagged drive and parking space at the top of the drive.
The parking area is on a flagged stone even surface. There is one step into the front entrance porch.
This area is well lit at night by PIR flood light.
Key collection – the keys will be put in the black key safe which is positioned on the wall near the kerosene tank. A new code is entered after each guest, your code will be emailed to you before your arrival.
Entrance to property
The entrance is up one step through a standard size door leading into the entrance porch 1.87m x 2.19m with sealed unit windows to each side, tiled flooring, fitted cupboard and radiator.
Entrance through latched standard size door into large kitchen/diner which has a stone flagged floor.
The kitchen is 3.75m x 3.34m and is fitted with a range of fitted wooden wall and base units providing substantial storage together with laminate work surfaces and a Belfast sink, cooking with electric cooking rings, low level grill and oven., dishwasher and fridge. All units, light switches and double power points are standard height. The area is well lit with halogen spot lights and wall lights.
The dining area 3.37m x 2.06m has a dining table with 6 moveable chairs.

Standard size latched door on left hand side into snug.
The snug which is divided into two areas 2.06m x 3.37m and 3.75m x 3.40m has a carpet floor and windows at both ends. The room has a cast fireplace with an ornamental tiled interior and a tiled hearth with fender surround. There is natural daylight with wall lights and table lamps. The room has a Smart TV with remote control and subtitles and a DVD player. The room has a 2 seat leather sofa and 3 armchairs also a sideboard and bookcase.

The inner hall is 1.95m x 1.02m situated on the left is a large under stair cupboard with light and
a radiator and wall light on the right. The floor is carpet.

2.75m x 1.84m with stainless steel sink unit with tiled splash back, wall cupboards, washing machine and second dishwasher and extractor fan. Coat hooks on right hand side and standard size door with one step down to outside area.
Standard size latched door from inner hall into lounge
With good natural daylight this room 5.09m x 3.68m has a brick fireplace with oak mantel and a cast iron multi fuel stove set on a tiled hearth. It has sealed windows at both ends with wall lights and table lamps, it has a Smart TV with remote control and a DVD player. The floor is carpet with a 3 seat leather sofa and 2 armchairs also a glazed corner unit and coffee table.
Glazed French doors with step into conservatory
Flooded with natural light 4.26m x 2.97m brick and upvc built with under floor tiled flooring, wall lights and double aspect glazed doors with one step down into patio area. There is a 2 seat rattan sofa and 2 chairs with 2 side tables and a coffee table.

A carpeted wood staircase with 6 steps, balustrade and spindles then a turn landing with window followed by a further 6 steps which leads to the landing

Another large room with configuration of either a Super Kingsize bed or twin beds with bedside cabinets and lamps at each side, freestanding double wardrobe, chest of drawers and dressing table with mirror and a chaise lounge. It has sealed unit windows at each end and a ornamental cast fireplace (not in use) and 2 radiators. The floor is carpet.
Bedroom 3 3.33m x 2.06m
On a sloping roof 2 Velux windows provide good natural light with twin beds each with a bedside table and lamps. Chest of drawers, bedroom chair and radiator. The floor is carpet.
Shower Room 2.79m x 1.86m
Comprising of a white suite with shower cubicle with sliding doors and step into, low flush WC, pedestal hand basin, extractor fan, wall light and heated towel rail. The floor is wood effect laminate.
Family Bathroom 3.38m x 2.20m
Comprising of a white suite with a claw bath set on a raised tiled level low flush WC , pedestal hand basin with mixer tap, extra sized shower cubicle again on a raised tiled level, extractor fan, radiator and a heated towel rail.
Rose Cottage has a lovely enclosed graveled patio area accessed by a gate from the front driveway.
The large area of bricked raised flower beds continues up 6 steps with wooden handrails along a concrete flagged path to the lawn area with flower beds and ornamental trees. There is graveled access around the property.
There are logs stored in a unit to the left of the front of the property.
There is free Wifi throughout the property.
